In order to encourage foreign direct investment in the real estate sector, the Mauritian government has implemented different laws since 2002 : Integrated Resort Scheme (IRS - 2002), Real Estate Scheme (RES - 2007), Property Development Scheme (PDS - 2015) and GF+2 (ground floor + 2 - 2017). These different laws enable to acquire freehold property in Mauritius Island. If the selling price exceeds USD 375,000, the investor can get a permanent residence permit (in a GF+2, it is a renewable long-term visa of 10 years). The investor can enjoy fiscal advantages, whether he remains fiscal resident in his country of origin or he becomes Mauritian fiscal resident (if he stays at least 183 days per year in Mauritius Island).
